40 Park Takes Home Five Awards at Annual CBRANJ Awards

Recent Awards Add to Banner Year for the Luxury Residential Building in Morristown

40 Park, the luxury residential community in downtown Morristown, NJ, was honored with five awards at the Community Builders & Remodelers Association of New Jersey’s (CBRANJ) annual awards dinner held recently at the Sheraton Hotel in Parsippany. The new awards contributed to what has been a banner year for 40 Park, which has already earned dozens of prestigious regional and national accolades.

40 Park was named Best Mixed-Use Building by CBRANJ for its combination of luxury condominium residences and ground-level retail, known as the Shops on the Green. The fast-selling building also took home Best Merchandised Model Home Over $750,000, Best Special Feature Room, Best Direct Mail Piece for a Community, and Sales Team of the Year recognizing the outstanding work of Susan Sanzone and Lisa Duerkes.

Earlier 2011 awards include Community of the Year at the New Jersey Builder’s Association’s Sales and Marketing Awards (SAM) in April, one of 12 awards won on the night, and Best Mid-Rise Community in the country from the National Association of Homebuilders in January.

“We’re honored and delighted that 40 Park has once again earned such high praise from our peers in the industry,” notes Debra Tantleff, a Vice President of Development for Roseland Property Company, which developed 40 Park with joint venture partner, Woodmont Properties.

“40 Park is a significant addition to the Morristown community in that it not only provides dramatic new living options in the heart of downtown, but serves as the engine driving the resurgence of this historic, cosmopolitan town. By successfully attracting dozens of new residents to this vibrant in-town location and drawing quality regional and national retail providers, 40 Park has spearheaded a new wave of investment and interest in town that is paying tremendous dividends for all those concerned.”

The success of 40 Park also underscores Roseland and Woodmont’s commitment to excellence and to downtown Morristown, where the partners are in the latter stages of a $300 million effort that includes historic renovations, redevelopment and new construction. The partnership’s other communities in Morristown include Vail Mansion, the Highlands at Morristown Station and Metropolitan at 40 Park.

The Shops on the Green, the retail component of 40 Park, features a combination of local businesses and high-end national retailers, such as Roots Steak House, Urban Table, Qdoba Mexican Grill, Starbucks and the AT&T Store.

40 Park’s 76 luxury condominium residences offer a wide range of one-, two- and three-bedroom floorplans, including spectacular penthouses with dramatic outdoor space and sensational views of the Morristown Green or public piazza.

Prices currently range from the mid-$700,000s to $1 million for the Signature residences. The Penthouses, priced from $1 million to $2.2 million, include up to 3,200 square feet of living space and provide extraordinary private terraces of up to 1,800 square feet of outdoor living space.

Residents of 40 Park also enjoy The Park Center, a private amenity floor within the building that includes a state-of-the-art fitness center, billiard tables, flat screen TVs and a media room. Guests who decide to leave the tranquility of their homes come to The Park Center to relax, exercise and socialize with their neighbors. All homes also come with indoor parking and concierge service. The train station is less than two blocks away and dozens of restaurants, boutique shops and entertainment options are within walking distance.
